The absorption rate looks good for a seller BUT BEWARE. The Aledo market is not as active in the Fall and Winter. Prime season is Spring and early Summer which is why you see more homes on the market at those times. The inventory is low now because of this market fact – it is better to sell in the spring. So it may look like the seller’s have the advantage, but that is not necessarily the case. This is also all based off what we can track in the MLS and does not take into account the shadow inventory of new home availability and sales that are not tracked in our system.
