Buy now or wait it out? It’s an age-old question that almost all consumers face. Unfortunately, it’s one without a clear-cut answer.

The truth is that the right move depends on many factors — some market-related and others more personal. 

Are you unsure whether you should buy a house this summer or put it off? Here’s what to think about as you make your decision.

  • Pricing: Summer is typically one of the hottest times of the year for real estate. That may lead to more bidding wars and higher prices for homebuyers. Waiting until later in the year could open up more room in your budget.
  • Interest Rates: The average rate on 30-year mortgages has been above 6% nationally for about a year now. There’s a chance that the Federal Reserve may cut rates later in 2025, which would mean more affordable mortgage rates. But that isn’t guaranteed, so be sure to speak to your mortgage lender about the rate you can qualify for.
  • Local Inventory: Since summer is a popular time to buy and sell, you might see more houses hit the market, though they may also get snatched up by other buyers quickly. Inventory may decrease later in the year, but you could also have less competition and see lower pricing.
  • Your Finances: Take a look at your finances and ability to handle a monthly mortgage payment right now. Don’t forget that homes also come with other costs, including maintenance, property taxes, utilities and potentially even HOA dues.
  • Personal Situations: Sometimes, timing just calls for a home purchase. Maybe your family is growing, you have to move for a new job or your lease is up and you’re ready to buy. If you find a home that works for your budget and your current lifestyle, then it might be time to go for it.
