The absorption rate looks amazing, but also note that the homes that are still on the market, have been on for an average of 3 months. This is the slow season for the Aledo Market. Selling season really kicks off after spring break through the summer.
The last half of 2020 was a little different. Due to the quarantine, we lost the month of April, peak selling season. May they picked up a little, then pent up demand, and lower inventory caused sales that have been consistent through the end of the year.
What this doesn’t relfect are build-job sales, and off-market sales. We were a party to some off-market sales in 2020.
All this being said – I feel the market for 2021 in Aledo, and in general, is going to continue to be solid.
